When symptoms are mild, moderate exercising including stretching, weight lifting, and aerobics ease rheumatoid arthritis symptoms. Be sure to rest when your joints flare up as this would just add strain to your aching joints. Stretching is important because it increases flexibility and is easy enough to do at any age. When stretching, stop when you feel mild discomfort and hold for 10 to 30 seconds. Then repeat 3 to 5 times. Weight lifting also improves flexibility as well as strength and balance. Barbells are easy, convenient, and inexpensive. Remember to stretch before lifting any weights. Start with 3 sets of 8 to 10 repetitions. If you would like you can start with no weights at all (such as going leg lifts for rheumatoid arthritis in the knees), then add weights when you can. Lift the weights slowly and evenly to not damage the cartilage. Some other popular forms of exercise for rheumatoid arthritis are aqua therapy and Tai Chi. Be sure to find an actual therapist as they have specific exercises they do for arthritis patients. Aerobics instructors may push to far and do further damage. Tai Chi has no long term studies proving its effectiveness, but due to testimonials from patients who have taken Tai Chi, the Arthritis Foundation began offering the class. How do you know a florist is the best and would also be the best for you? I recommend a simple set of criteria to evaluate florist: customer service, flexibility, reliability, and product. Selecting a florist for a big event can be stressful and it does not have to be. If you use the three steps that I recommend, it will become very easy. For my wedding, I chose the best florist in Northern Virginia – who coincidentally was the best choice for my wedding. Customer Service The list of clientele is impressive. Does that mean the florist is right for you? A high priced set of customers is not always a good indicator for how the florist would treat you. In many businesses, when a customer with a 7 figure income or a celebrity status comes in to make a purchase, they are given preferential treatment. That is understandable. My question is how is the average customer treated? When I walk into a good florist shop, they are always busy but not too busy to handle my business. The owner or another florist will come over to greet me and handle my business. Everyone that deals with the customers knows flowers. My purchases are generally small – a dozen roses, some orchids, or a bouquet of something that they recommended. Despite the size of my purchase, I am always treated well. Product Do they have what you want? If not do they suggest something that is reasonable to your budget and your taste. Do they have variety? If a florist can service high volume customers or the very rich, does not mean that they can service the average customer. On the other hand, if some of the more prestigious restaurants in the area or some of the local celebrities use a florist that can be a good sign. A four star restaurant would only deal with the top florists in the area. A four star restaurant could not afford to be supplied by an unreliable florist as their restaurant rating and their business depends upon appearance as much as it does on their food. However, even if the florist has high volume prestigious customers, does not mean that they are flexible enough to provide the same high level of service to the individual customers. A florist shop should provide the same high level of service to all its customers. Reliability Only one thing is more devastating than having flowers delivered to the wrong building or on the wrong day. That is having flowers delivered that are dead, petals falling off in your hand with only the stems remaining. I have had flowers delivered to the wrong state, wrong person, a week late, and flowers delivered that were clearly dead (as they sat overnight in some garage in August before they were delivered a day late). If something did happen that was unfortunate, I need to know that they would try and make it right. Occasionally, my floral mishaps have been made right by either resending the flowers or a refund. Mistakes happen. Why not go with the best? If a problem occurs it would be very rare and taken care of very well. If their restaurant clients use them, they know the mistakes are very rare. What you want to do is focus on the problem that you solve specifically. What most software salespeople do in cold calling is say, "Hi, we sell software to help improve productivity." But that doesn’t really identify the problem it solves. You have to focus specifically on an issue. So, for instance, the software might solve a problem with lost paper-based documents. That’s a very specific issue. In this case, I might call and say, "I’m just calling to see if your company is having issues with lost paperwork because of manual paper-based filing systems." See how specific that is? It’s very directed to the problem in their world. This is in contrast to, "I want to see if your company is looking to buy some software or looking to improve productivity," or something similar. Example: Advertising Advertising is a very good example. Typically, what most advertising sales folks start with is an introduction. They talk about their advertising product or services that they offer. But with our problem solving approach, the question becomes, "What does advertising solve for people?" The first thought usually is that it gets people leads. It gets more branding. Let’s go deeper than that. What do leads do for companies? Leads provide sales, right? So if I sell advertising, I might call and say, "Maybe you can help me out for a second. I’m just calling to see if your company is open to new ideas of generating leads for your business." From this place, the discussion unfolds around their world, and not your advertising. That’s the real shift in making cold calling relevant to their world. Example: Collections Another example is the collections industry. Typically, collection agencies call companies to see if they can be hired to collect invoices that are unpaid. They usually talk about their services as opposed to making their cold calling focus on the problem. The client is looking to bring in more revenue from invoices that aren’t paid. So an approach might be, "Maybe you can help me out for a second?" The reply is once again, "Sure, how can I help you?" "I’m just calling to see if your company is still having issues with unpaid invoices." And the response probably will be, "Well, yeah, we are. Who’s this?" You can then respond in a very relaxed tone, "This is John. I’m with XYZ Collection Agency. I’m just calling to see if you’d be open to some new ideas on how to better solve that problem." These are some examples of how to make your cold calling relevant to the other person and his or her needs. Practice this, and you’ll find that your cold calling conversations become more relaxed. You’ll no longer have to shift into an artificial "salesperson" role.

Create a non selling posture...

People love to buy, they hate being sold. You've heard that before and know it's true, yet many salespeople still go in with the objective to "sell" the prospect. We often start by asking questions but when we see that first opening (need)...bam, we're sellin'! Often, unintentionally, the "feature benefit machine gun" comes out and were blasting the prospect with our "best stuff." They feel pressure and ironically so do we! One of the great challenges that face all of us in sales is the reputation that has been left by all of the "amateurs" that have come before us. Whether you like to admit it or not, there is a negative stigma still associated with the sales profession. Remember the old game "password", I give you a word and you come up with clues (synonyms), to get the contestant to guess the word. If the word was "salesperson" what would some of your clues be?? I'm not asking you to think of yourself but of all those "other" sales people out there. If you're honest, it's not pretty. In my last post, on how to answer "what makes you better", I began to reveal the essence of the "non selling posture". Saying anything or doing anything that typical sale people do will have you digging a hole for yourself and on the fast track to creating "sameness". The strategy will give you a label you really don't want. That's why it's so important to take a "non selling posture" and to not be afraid of sounding a little negative. It will go a long way to building trust with your prospect and help you to avoid sounding like a typical "sales person". Don't be afraid, on new prospect calls, to start out by saying thing like: I'm not sure we can help you. Our product/program may not be what you need. Why were you considering an option like this? We're helping a lot of companies like yours, I'm not sure we can do the same for you. On your next new account call try some of these phrases and see if taking a "non selling" posture will remove some of the natural defensiveness from your prospect. It may seem awkward at first but most new behaviors do. I'm confident that this approach will pay dividends and improve your winning percentages! On second thought, "maybe it won't work for you..."

Apple makes partnership with intel

For years Apple computers has been pushing their own processors and operating systems but it seems the tides are turning. Apple recently announced their new range of desktops and notebooks sporting dual core Intel processors. This is an interesting move on both the part of Intel and Apple. Apple has “made a deal with the devil” so to speak by opting to use the Intel dual core processors. For years they have been fighting it but it seems they have finally given in. What’s more interesting is the fact that Intel are putting their dual core processors into the macs. This is to me is a sign of desperation on Intel’s part. For years they have been dominating the processor market with little threat from the other major processor manufacturer AMD. But recently, with their 64 bit dual core and server processors, AMD has been clawing back the market. With big players like DELL and HP starting to offer Opteron process made by AMD it’s no wonder Intel feels threatened. The new Apple computers will even be able to run Windows operating systems which further monopolizes the market for Microsoft. The macs are using the Pentium D dual core processors which were released a while after AMD released their dual core range. This jump AMD has on Intel is proving costly for them in terms of processor sales. Who knows what the future will bring for this new partnership. Apple supporting Intel processors would not have even crossed my mind a year ago but here we are. Although the Intel dual core processors are a lot cheaper than the AMD dual core offerings, AMD sales still seem to be soaring while Intel processor sales are on a steady decline. If Intel doesn’t step up the game soon they will be where AMD was 3 years ago.

Your lenders are spying on your clients

As mortgage brokers we are always in jeopardy of losing our customers to the lenders we work with. We deal with our clients for a short amount of time, but the lender is in constant communication with them for years. And whenever your customers are asked who their mortgage company is, they will usually answer the name of their lender. Some lenders are better at stealing our clients then others. As a real estate investor I have had loans with several different lenders. One of my properties had a loan from a lender called JB Nutter. This was a small bank that did a very poor job of marketing itself to its customers. I would hear from them 3 times a year. Once to send me a coupon book for the year, another to tell me how much interest I paid that year for my taxes, and another to tell me about how much money was in my escrow account. They never once tried to offer me a refinance. My current mortgage for my residence is with Countrywide. These guys know their stuff. They mail me a statement every month. And in every statement is an offer to refinance or get a line of credit, or insurance. They are always politely selling something. And if that weren't enough, they mail me every couple months or so more offers to refinance or tap some equity. But at least they are not as sneaky as World Savings Bank. One of my investment properties had one of their loans. They now have hooked up with the credit bureaus so that whenever someone with one of their loans gets their credit checked by a mortgage company or lender, they get notified. I like getting my credit checked every 3 months, and with my own mortgage company all it takes is a couple keystrokes of my computer. Imagine my surprise when I got a call at home from a World Savings rep asking me if I was thinking about refinancing. He told me he knew I had my credit checked by a mortgage company and that they were ready to give me a better offer then whatever I was getting, They have a whole division of telemarketers who do nothing but call their loan holders who are getting their credit checked by other mortgage companies. So even if you get a client a World Savings loan, and that client comes back to you later for a refi, you are now going to have to compete with World Savings for this customer. Pisses you off doesn't it? And you can bet that now that one lender is doing this, others will follow suit,. So what do we as mortgage brokers do about this? Simple, we form close relationships with our clients, that basically makes them immune to any sales pitch by any other lender or mortgage company. I call it the "silent force field". We need to use every tool at our disposal to make sure that once a person becomes a client we never let them go. I outline the "silent force field' completely in our Referrals on Demand product, but I will lay out some guidelines for you here. 1. You must stay in contact with them on a regular basis. Once a month minimum The easiest way to do this is through a monthly newsletter. Outsource this to a newsletter company and they will handle the production, printing, and mailing of the newsletter to your clients every month. 2. WOW your clients as soon as you cane up with a creative way to make a great impression on your clients. Here's an example. There is dentist in Australia who was tired of having customers be afraid to see him. So he completely changed his office. Now instead of a regular dentist office, it looks more like someone's living room. There is the aroma of fresh baked cinnamon buns in the air, (sugar free) that can be enjoyed with coffee or tea. There is no receptionist sitting there with the little window that they keep closing on you. This dentist now has a referral only practice, where the only way to work with him, is if you know someone who already works with him, and they give you a referral. 3. Get to know your clients and let them get to know you. Show your personality. Let them know about your family. Keep them informed about how your kids are doing in school. Remember, you do not want to seem like their bank. You want to seem like a family friend that happens to do mortgages. Have customer appreciation parties. Have house warming parties. Have a grand birthday party for yourself every year. Give yourself excuses to call your clients and get to know them socially. 4. Start a blog and write about whatever you want. Invite your clients to visit often and provide feedback. 5. Become a customer of your clients. If one of your clients owns a dry cleaners, get your clothes cleaned there. Reward them for doing business with you by doing business with them. 6. Get your clients to network amongst themselves. Create a referral club. Your dry cleaner client can go to your dentist client when his teeth hurt. And if you make the referral you look even better. These are just a few ideas to help you keep your customers. People do business with people they like. By forming relationships with your past clients you can make sure they keep coming back to you.
